Do I need an Energy Performance Certificate (EPC)?

Yes – From the 1st October 2008, home-owners are now responsible for making sure an Energy Performance Certificate is in place when coming to let or re-letting their property.

Can I market my property before carrying out an EPC?

No – It is now a strict regulation that an EPC is in place prior to marketing commencing. Therefore, even if you have an EPC, until we as the agent have a copy, it is not possible for the property to be advertised.

What is an EPC?

The purpose of an Energy Performance Certificate is to record how energy efficient a property is. The certificate will provide a rating of the energy efficiency and CO2 emissions of a building from A to G, where A is very efficient and G is very inefficient.

How long is an EPC valid for?

Once you have carried out a valid EPC then this will last for 10 years per property.

How do I arrange for the certificate to be carried out?

There are a number of companies out there that can arrange a valid EPC but as your Lettings Agent we can always arrange this for you and make it as easy as we can.
