We are a small, independent agent who is rapidly growing our portfolio in this sector after we saw an opportunity in the market for Able Properties to bring a fresh, new and transparent approach to the market. This will benefit all clients involved such as freeholders, developers, residential management companies and even the leaseholder who may not traditionally be a client, but to whom we have a duty of care that we adhere to and are proud of.
We believe in establishing long term relationships with our clients by being proactive, professional and communicating throughout the whole process. We are aware of the frustrations that can oppose in this sector, having dealt with a number of block managing agents ourselves and also being freeholders and leaseholders and so believe that communication and expertise is key.
The service we offer to our clients is bespoke as we understand that clients and properties are all different so therefore, we are able to adapt our service and fees to suit a client's needs by offering a tailored service. We are generally governed by what the lease stipulates because if it's not in the lease then as agents we cannot charge for, it nor should an agent be doing so.
Able Properties growing success has helped increase our knowledge and understanding Landlord and Tenant law, Health and Safety, Service Charge Accounting and Budgeting. We strive to make sure that we are up to date with current legislation by following ARMA (Association of Residential Managing Agents) strict guide lines. Currently, we are in the process of becoming a member of ARMA and IPRM (Institute of Residential Property Management).
We have systems in place to help take away the stress by producing regular service charge statements and try to make sure that the budget is being met too.
Able Properties understand that there may be a number of reasons for seeking a new managing agent but we are here to help and listen to what it is that you require from an agent.
We like to visit the site and meet with the client or chosen representatives and answer any further questions that they might have and to have a better understanding of the buildings condition etc.
Once we understand what it is that you require from us and have reviewed the lease, will we be in a position to then progress discussing the property maintenance services required and the involvement of both parties.
After the consultation stage we will then draw up the management terms of business which sets out the client's duties and fees in order for us to run the block efficiently and cost effectively.
We will assist with the termination of your existing agent and liaise with transferring over the management to ourselves so that you can continue with your day to day activities without having the worry or embarrassment of dealing with your existing agent.
Able Properties will produce a budget report while taking into account the freeholders known wishes, historic expenditure (if any) and provide a service charge budget split in accordance with the lease for all units to pay their share proportions.
